Job Description
Role Overview
The Research Lead is responsible for delivering high-quality market intelligence, advanced data analytics, and strategic insights to support business development and client advisory across Colliers Belgium.
The role is evolving towards a data-driven and AI-enabled function, leveraging advanced analytics, automation and Power BI to enhance insight generation, improve efficiency, and scale impact across the business.
Based in Brussels, the Research Lead acts as the central point of contact for all research-related activities, ensuring alignment with the wider EMEA research network and driving the adoption of innovative data and AI tools within the organisation.
Key Responsibilities
1. Market Research & Analysis

Lead the analysis of the Belgian commercial real estate market (Office, Industrial & Logistics, Capital Markets, etc.)

Develop and maintain robust market databases (take-up, pipeline, stock, transactions) with a strong focus on data quality and scalability

Monitor macroeconomic and real estate trends to identify risks and opportunities
-
Deliver forward-looking insights to support strategic decision-making
-
Integrate AI-driven analysis and predictive approaches to enhance market forecasting and scenario modelling
2. Reporting, Visualisation & Insights Delivery

Produce recurring market reports (quarterly, annual, thematic) for Belgium
-
Design and maintain interactive Power BI dashboards to provide real-time, self-service insights to internal teams and clients

Prepare tailored market studies and bespoke research for clients and business lines
-
Support pitches, client presentations and business development initiatives with compelling, data-driven storytelling
-
Ensure consistency, accuracy and high-quality visualisation of all outputs
3. Business Partnering

Act as a trusted advisor to internal teams (Agency, Capital Markets, Valuation, Occupier Advisory, etc.)

Collaborate closely with senior leadership and consultants to support client strategies

Provide data-backed recommendations for transactions, investments and advisory mandates
-
Promote the adoption of data, dashboards and AI-enabled insights within business teams
4. Data Management, Automation & Tools
-
Develop, maintain and continuously improve internal databases, analytical models and reporting tools

Ensure structured data collection, validation, governance and documentation
-
Leverage Power BI, automation tools and AI solutions to streamline data processes and reduce manual work
-
Identify opportunities to automate reporting, data processing and insight generation
-
Use external data platforms and research subscriptions effectively
5. Thought Leadership & Market Visibility

Contribute to Colliers’ market positioning through publications, insights and innovative formats (incl. dashboards and data stories)

Support marketing and communication initiatives with impactful research content

Present market trends internally and externally (clients, events, students, etc.)
Qualifications
Experience & Background
-
Proven experience in real estate research, market analysis, data analytics or consulting
-
Knowledge of the Belgian commercial real estate market is a plus
-
Experience working with databases, analytics solutions and reporting tools
-
Experience working with CRM platforms like Salesforce and/or Efficy is a strong advantage
Technical Skills

Advanced data analysis and interpretation skills

Strong expertise in Power BI (data modelling, DAX, dashboard design, data visualisation)

Experience with data automation and/or AI tools (e.g. forecasting models, Copilot, Python/R is a plus)

Ability to structure and manage complex datasets

Strong proficiency in Excel and modern analytics tools
