:
The Quantity Surveyor (QS) – MEP & CSA Fit-Out will be responsible for the commercial and contractual management of Mechanical, Electrical & Public Health (MEP) and Civil, Structural & Architectural (CSA) fit-out packages on a live data centre project in Mons, Belgium.
The role will support the successful commercial delivery of complex mission critical works, ensuring effective cost control, contract administration, valuation management, variation assessment, and contractor engagement throughout the project lifecycle.
The successful candidate will work closely with project delivery teams, contractors, consultants, and client representatives to ensure commercial objectives are achieved while maintaining contractual compliance and supporting programme delivery within a fast-paced data centre environment.

Manage the commercial administration of MEP and CSA fit-out packages from procurement through to final account.

Administer subcontract and supplier agreements in accordance with project and contractual requirements.

Ensure compliance with contractual obligations, commercial procedures, and project governance.

Maintain accurate and auditable commercial records across all assigned packages.

Manage day-to-day variations and change events across MEP and CSA fit-out works.

Assess, quantify, negotiate, and agree variations in accordance with contractual requirements.

Maintain variation registers and monitor the commercial impact of changes on budgets and forecasts.

Work collaboratively with project teams and contractors to ensure timely agreement and close-out of changes.

Prepare, review, and assess interim payment applications and contractor valuations.

Verify progress and measured quantities on site to support accurate valuation of completed works.

Ensure valuations reflect approved variations, progress achieved, and contractual entitlement.

Support monthly cost reporting, forecasting, accruals, and final account processes.

Engage directly with MEP and CSA contractors on commercial and contractual matters.

Participate in commercial meetings, progress reviews, and subcontractor negotiations.

Review and challenge contractor submissions, valuations, and claims where appropriate.

Support collaborative working relationships while protecting project commercial interests.

Administer remeasureable and BoQ-based work packages.

Verify quantities and completed works through site inspections, records, and coordination with construction teams.

Ensure accurate measurement and valuation of works completed.

Monitor quantity movements and associated commercial implications.

Identify and manage commercial risks and opportunities across project packages.

Support proactive resolution of commercial issues before escalation into formal disputes or claims.

Maintain robust contemporaneous records to support commercial decisions and contractual entitlement.

Assist in the preparation and agreement of final accounts.

Prepare commercial reports including cost tracking, variation summaries, forecasts, and risk updates.

Provide commercial support and guidance to project delivery teams.

Assist senior commercial management with reporting and project commercial reviews.

Ensure all commercial documentation is maintained in accordance with project procedures.

- Bachelor’s degree in Quantity Surveying, Construction Management, Engineering, or related discipline.

Minimum 5-10 years’ experience as a Quantity Surveyor, with significant exposure to MEP packages.

Proven experience working on large-scale construction or infrastructure projects.

Strong understanding of MEP systems and installation processes.

Experience working in a client-facing, site-based role.

Knowledge of international forms of contract (FIDIC experience preferred).

Strong negotiation and analytical skills.

Excellent communication skills in English (French or Dutch is an advantage).

Proficiency in MS Excel and commercial management software.
