Selective Referral PartnerCorporate Finance & Real Estate Capital Opportunities — Europe
We are building a selective referral network for high-quality corporate finance and real estate capital opportunities across Europe.
This network is designed for professionals who are close to business owners, CFOs, developers, investors, family businesses or advisors and who can identify situations where a meaningful capital event may be taking place.
About the Opportunity
Endeavor Advisory Group works around complex capital situations involving corporate finance, private credit, real estate capital, refinancing, recapitalization, acquisition financing, restructuring, growth capital and project financing.
The referral partner’s role is not to advise, negotiate or present any financing offer.
Your role is limited to identifying relevant situations, documenting the context and, where appropriate, facilitating a warm introduction to the right decision-maker.

- Growth capital need
- Working capital pressure caused by growth
- Real estate development or project financing
- Bridge financing need
- Restructuring or balance sheet pressure
- Bank financing gap
- Capital stack optimization
- Strategic expansion requiring meaningful capital
Best-Fit Corporate Situations
The strongest corporate opportunities usually involve:

- Clear use of funds
- Real decision-maker access: owner, CEO, CFO, board member or trusted advisor
- A live or upcoming capital event within the next 3–12 months
- A situation where traditional bank financing may be too slow, too rigid or insufficient
- Strong underlying business quality, assets, cash flows, contracts or strategic value
Relevant sectors may include logistics, infrastructure, industrials, manufacturing, energy, renewables, real estate, insurance-related businesses, asset-heavy companies, family businesses and other established European businesses with a meaningful capital need.
Best-Fit Real Estate Situations
The strongest real estate opportunities usually involve:
- Developers, owners or sponsors with sizeable projects
- Refinancing, recapitalization or project financing needs

You are compensated only in accordance with an agreed referral arrangement and only where a qualified introduction leads to a successful outcome under the agreed terms.
You are not an employee, agent, broker, financial advisor or representative of any funding source.

- Represent that financing is available
- Discuss pricing, structure or legal terms
- Send mass outreach
- Spam contacts
- Use Endeavor’s name without approval
- Share confidential information without permission
- Present yourself as acting on behalf of a lender, fund or capital provider

Ideal referral partners have a network in one or more of the following areas:
- Business ownership
- Corporate finance
- Real estate
- Legal advisory
- Accounting
- Audit
- Tax

- Willingness to work only with qualified, relevant situations
What Counts as a Qualified Referral
A qualified referral should include:
- Company or project name
- Country and sector
- Decision-maker or relevant contact
- Type of capital event
- Estimated timing
- Why capital may be needed
- Approximate company or project scale, where known
- Existing relationship context
- Whether the introduction is warm, direct or indirect
- Any known sensitivities or confidentiality issues
Example Referral Notes
A strong referral note could look like:
“Family-owned logistics company in Belgium. Estimated EBITDA above €20m. They are expanding internationally and may need acquisition or growth capital. I know the owner through a business network and can make a warm introduction if there is interest.”
Or:
“Real estate developer with a sizeable mixed-use project. Existing bank financing may not cover the full capital stack. Sponsor seems credible and timing is within the next 6 months. I know their advisor and can ask whether a discreet introduction would be useful.”
Confidentiality and Professional Conduct
This network is built on trust.
All introductions should be handled with discretion. Referral partners should only share information they are allowed to share and should never pressure a contact into a conversation.
The goal is to identify relevant situations and create high-quality, warm introductions — not to generate volume for its own sake.
Application / Next Step
If you have access to relevant business, finance, real estate or advisory networks and can identify high-quality capital situations with discretion, we would be happy to speak with you.
Please share a short overview of your background, network and the types of opportunities you typically come across.
